The straight answer

We are a residential builder that takes commercial work

That is a deliberate way to put it, and it is worth knowing before you send us a scope. Our crews, standards, and warranty were built on work for homeowners who notice the details. That same level of care carries directly onto a commercial site.

We are built for commercial projects where the details matter and the scope deserves careful attention. You get our crews, our standards, and direct communication throughout the job. If the scope or schedule is not a fit, we will tell you in the first conversation rather than the fourth.

Where we do fit: perimeter and property-line runs, work yards and equipment storage, multi-family and HOA common areas, and public sites. Pioneer Park in Tumwater is ours, it is open to the public, and you are welcome to go and inspect it before you talk to us.

Good fit if
— You want the company quoting the work to be the company building it
— The site needs gates sized for vehicles or equipment
— Locates, permits, and the jurisdiction should not land on your desk
— You care more about it being right than about it being the lowest bid
— The project sits in Thurston, Pierce, Mason, or Lewis county
Work we take

Four kinds of commercial sites

Chain link, ornamental metal, wood, and vinyl, specified according to the site, the project requirements, and how the finished fence needs to perform.

Work yards and storage

Security and controlled access rather than privacy. Gate size and support posts matter most on these jobs because they handle more weight and movement than the rest of the fence.

Multi-family and HOA

Common-area and perimeter fencing where a board or a property manager has to sign off. We will build to the association’s standard and help you put the submittal together.

Public and municipal

Pioneer Park in Tumwater is one of ours. Public sites take public wear, which makes them the fairest possible thing to judge a fence company on.

How we build it

Six things that do not change on a commercial site

The same workmanship standards apply to every project. That is why the same warranty stands behind the work.

01

Terminal posts sized for the run

End, corner, and gate posts carry the tension of the whole line. On a long commercial perimeter that is not a detail, it is the whole structure.

02

Every post set in concrete

Footing depth matched to the fence height and the soil conditions across the site rather than to a default.

03

Steel gate frames on wood

Our standard on wood fencing, commercial or residential. Gates see more daily use and movement than any other part of the fence.

04

Gates built for the vehicle

Tell us what has to pass through — trucks, trailers, equipment — and the opening and hardware get specified for that, not for a preset width.

05

Locates and permits are ours

Utility locates are cleared, and required permits are handled without adding another task to your project schedule.

06

One point of contact

You talk to the company doing the work. There is no third party between the person who quoted it and the crew on site.

What's actually in it

What the proposal covers

Stated plainly, so there is nothing to discover at invoicing.

Included as standard
✓ Site walk and an itemized written proposal
✓ Utility locate coordination
✓ Permit pulled where the jurisdiction requires one
✓ Layout, excavation, and concrete-set posts
✓ All material, fittings, and hardware
✓ Gates built, hung, and adjusted before demobilization
✓ Demolition and haul-off of existing fence in scope
✓ Lifetime workmanship warranty, in writing
Quoted separately, if you want it
– Electrical work, conduit, and trenching for power at gates
– Engineered or stamped drawings where a jurisdiction requires them
– Grading, drainage, or site-prep work
– Custom gate features or hardware beyond the standard installation
How it goes

Scope, proposal, schedule, walk

Six steps, with a clear point of contact from start to finish.

Step 01

Send the scope

Drawings, a site plan, or just an address and a description of what needs enclosing. We will tell you quickly whether we are the right company for it.

Step 02

Site walk

We walk it and look at access, ground conditions, gate requirements, and what is already standing. This is where the questions that change the number get asked.

Step 03

Written proposal

Itemized scope and price, with inclusions and exclusions stated rather than implied.

Step 04

Schedule and contact

On approval you get a window and a named point of contact who answers the phone.

Step 05

Locates and permits

Ours to call, clear, and pull before anything is dug.

Step 06

Build and final walk

Our own crews, and a walk with your site contact before we demobilize.

Featured project

Pioneer Park, Tumwater.

Chain-link fencing at a public park in our own city. Public sites are the hardest test a fence gets — constant traffic, no controlled access, nobody being careful with it — and they are the only kind of reference you can go and inspect without an appointment.

If you are weighing us against another bid, take a look at the finished work. Seeing the quality in person can tell you a lot about what you are comparing.

Budgeting

On price

Commercial work is quoted from a site walk and a written scope, the same as everything else we build. We do not give per-foot numbers over the phone, because on a commercial site the gates, the terminal posts, the access, and the demolition often routinely matter more than the linear footage does.

Our minimum project is $5,000. Most commercial scopes clear that comfortably, but it is worth stating so nobody wastes a site visit.

$5,000 project minimum
What moves the number
— Total perimeter, and the number of corners and terminal posts
— Gates, including how many, how wide, and what has to pass through them
— Height, and any security or code requirement that sets it
— Ground conditions and how deep footings have to go
— Demolition and haul-off of existing fence
— Site access, staging, and whether the work has to phase around operations

We don't publish per-foot pricing, because a number without a site visit is a guess. Your written price comes after we've walked the property.

Frequently Asked Questions

Commercial fencing questions

Do you install automatic gate openers?

We build and install the gate itself, including the frame and hardware. Automatic operators and access controls may be handled separately by a contractor who specializes in those systems.

Do you handle the permit and the utility locate?

Yes. Utility locates are cleared before digging, and required permits are handled. Requirements vary by jurisdiction, so what applies to your specific property is confirmed during the estimate.

Who will be on my property?

A Lionheart crew, not subcontractors. On project morning, your salesperson or project manager meets the crew at your property and walks through the job with you before work begins.

What exactly does the lifetime workmanship warranty cover?

It covers installation quality while the original customer owns the property. Workmanship or installation issues are repaired at no labor cost. It is the only lifetime workmanship warranty among Thurston County fence companies.

What areas do you serve?

Thurston, Pierce, Mason, and Lewis counties roughly an hour and a half in any direction from our Tumwater shop. Tumwater and Olympia are where most of our projects are today.

How long will the build take?

It depends on the project size and ground conditions. We will give you a realistic timeframe at the estimate, based on what the work actually requires.
